Short answer

If the property or deal was not what you were told, keep the listing, disclosures and messages. We review the exact statements, what you relied on and what you learned after signing or closing.

Start with the agreement and the timeline

Save a complete copy of the agreement, including attachments and amendments. Write down the main dates. If you do not know a date, mark it as uncertain.

  • Save the original listing, disclosures and purchase agreement.
  • Keep inspection reports, photos and repair estimates.
  • Save complete messages with sellers, agents and other participants.
  • Write down the statement, your response and the discovery date.
  • Keep closing records and a separate calculation of your claimed loss.

Explain what changed

We compare the representations with the documents and the property history. Tell us who made each statement, when it was made and how it changed your decision. Keep unfavorable records too.

Keep messages in their original form. Include records that contradict your account. A complete file helps us give useful advice.

Do these documents prove a legal claim?

We can discuss the records you have before you collect everything. Do not wait for a perfect file to ask for a meeting.
